Park Overview

The Park at the Parcel officially opened to the public on August 7, 2024 and is located at 1730 Tavern Road. 

The Parcel development is a 25-acre site centrally located in the Town of Mammoth Lakes planned for affordable housing. The Town acquired the site in 2018 and subsequently launched a comprehensive planning procedure to determine how best to develop the site. The Parcel Master Plan allows for up to 580 permanently affordable housing units on the site. The Development Agreement for the site currently allows up to 450 affordable units. 

The Park at the Parcel was designed to meet two unmet community needs. The first was to build an exclusive playground to allow our partners, Mono County Office of Education (MCOE) provide childcare to the many working families who will reside in the affordable housing project. The second need was to build a family park in the center of town accessible to not only residents living at The Parcel, but the many neighborhoods that surround the park.

The Town would like to acknowledge the many people and valued partners who contributed to the design, funding, and construction of this new community recreation amenity that demonstrates that play truly has no limits and through play, we can build a stronger, healthier and happier community of Mammoth Lakes. 

National Demonstration Site Playground 

The park area is just under an acre in size and includes a playground for 2-5 year-olds enrolled in childcare, and a family park incorporating a 5-12 year old Play On!® National Demonstration Site (NDS) playground. The NDS playground also includes a domed climbing net, group spinner and arch swing that combined, promotes the six key elements of play: balancing, sliding, brachiating, spinning, climbing, and swinging.

A distinctive Pour in Place (PIP) safety surface was selected for its durability and accessibility for children and adults of all abilities. The distinctive surface meets accessibility standards set forth by ADA guidelines, has less routine maintenance required for compliance and is customized on site to meet the play equipment’s unique fall height requirements. 

A prominent feature of the family park will be the 20’x20’ shelter complemented by two large concrete ADA picnic tables. An all-gender prefabricated restroom is located at the entrance to the park, adjacent to the bus shelter, and incorporates a wall-mounted water fountain and bottle-filling station. Other Park elements include amphitheater seating, an open synthetic turf play area and concrete pathways for convenient access throughout the park site. Bike racks and a park identification sign (coming soon) welcome visitors to the Park at the Parcel.

Funding Sources 

Multiple funding sources contributed to the completion of the park, including the Town’s General Fund, Development Impact Fees (DIF), and Community Development Block Grant (CDBG) program funds. In 2022, the Town of Mammoth Lakes also received funding from GameTime as part of the 2022 CPRS Statewide Training and Funding Initiative to build and operate a National Demonstration Site (NDS) playground.
