540 Project
The 540 Project was approved by the Planning and Economic Development Commission on June 12, 2019.
The 540 Project is located on the northwest corner of the intersection of Old Mammoth Road and Oak Tree Way. The project includes a two-story vertical mixed-use building fronting Old Mammoth Road that includes two commercial spaces on the first floor and a residential unit on the second floor. Six residential buildings are proposed behind the vertical mixed-use building. The residential buildings are three stories and consist of two single unit buildings (2 units), two duplexes (4 units), and two triplexes (6 units). The project includes a total of 13 residential units and two commercial units. The project applicant is John Hooper.
The project includes a Tentative Tract Map (TTM 18-002), Variance (VAR 18-004), and Major Design Review (DR 18-002). The Variance is for reduced setbacks at two points along Oak Tree Way and reduced building stepback and first floor clear height along Old Mammoth Road.
The project is exempt from the California Environmental Quality Act (CEQA), pursuant to CEQA Guidelines Section 15332, Infill Exemption.
The applicant provided a design alternative for the mixed-use building (east elevation) in response to comments from the Planning and Economic Development Commission (PEDC) Design Committee (see Previous Submittals, below). On June 12, 2019, the PEDC approved the metal cable railings of the alternative design, but shed roofs for the pedestrian entries were not approved (gable roofs as shown on the proposed design were approved).
